without a deposit? |
| A) We do try to
accommodate everyone best we can, however, until the initial
deposit is held with us, the units are strictly a "first
come first serve" basis. Once your deposit is
with us, the unit is "yours" for the agreed upon move-in
date. |

| Q) Do you allow long distance
or collect calls to the suites? |
| A) No, long distance
and collect calls are locked out, based on past abuse of the
"honor system". |

| Q) How is access to suites and
buildings handled? |
| A) You are given 1-2
sets of keys (as required) and 1-2 security 'fobs' (if
needed). There are no charge for these, however if
lost, a replacement charge will apply. Currently, we
charge $4 per key, and $30 per fob to issue a replacement. |

| Q) Can I substitute my own
cable and phone service, or install a satellite dish? |
| A) Our suites come
with digital cable, internet and phone service, and are
included in the price. We do not allow you to change
the service, or install satellite dishes. No exceptions.
If you want to upgrade the services (extra channels or extra
phone options), you may do so, but at a cost directly equal
to the cost of the upgrade. |

| Q) How do your prices
compare with other units and/or hotels in your area? |
| A) Our pricing is
better than competitive. Compared to our counterparts,
we offer a much better living experience, with newer, higher
quality furnishings and service. You will be impressed
with the quality and condition of our facilities. We
know that a business is based on referrals, and we want you
to be satisfied and impressed.
A budget hotel in
London is going to cost you $80 per night and up, which
works out to a minimum of $2400 (plus applicable tax ), and usually
do not include separate rooms or a kitchen. In our
opinion, there is no comparison to a Palace Rental Suite. |

| Q) Do you allow smoking in the
units? |
| A) No. You can
smoke outside, and on balconies (for units with balconies),
but smoking in our suites will be seen as reason to
terminate our agreement, and will force us to ask you to
seek accommodations elsewhere. |

| Q) How much is weekly maid
service? |
| A) Monthly maid
service is included in all of our packages, but additional
service can be obtained for as low as $35 per week,
depending on the size of the suite. |

| Q) Are there restrictions on
number of occupants? |
| A) Yes, We allow 2
occupants per available bedroom. More than 2
occupants per bedroom for any length of time would violate
our terms of use contract, which is signed before occupancy. |

| Q) Are there noise
restrictions? |
| A) Yes, we ask
that you refrain from loud parties, or disturbing neighbours. We believe
everyone has the right to quiet, peaceful enjoyment of their
personal space. |

| Q) How do you handle
payments and deposits? |
| A) We accept
certified cheques, and direct deposits. Personal
cheques can be accepted only when there is time for them to
clear before occupancy. Cash is
accepted but not preferred. At this time we regret
that we are no longer accepting Credit cards (for the time
being). Receipts can be issued at the conclusion of
your stay, or can be mailed or faxed to any address.
Duplicate receipts can be requested for a nominal fee. |

| Q) How do you handle
security deposits? |
| A) Security deposits
are held until a final inspection of the premises or
property item, at a mutually agreed upon time, by a
management member and the tenant. Any damage and or
loss will be subtracted from the total amount. Normal
wear and tear is not considered damage. However, if
occupancy does not occur, or ends before the agreed term,
the deposit can be used to cover costs associated with
re-renting the suite, such as advertising, and carrying
costs. |

| Q) When is payment due? |
| A) Payment is due
before occupancy, and the first of every month for
multi-month leases. |

| Q) Is there an option for
additional parking? |
| A) Each suite comes
with at least 1 parking space. Downtown locations have
additional spaces available at a charge of $45 per vehicle,
payable to the building admin staff directly. |

| Q) Is tax included in the
price? Are there any hidden costs? |
| A) All
applicable taxes are included in the quoted price. Any
extra fees are applicable only to extra features or
requests. There are no hidden costs or upcharges. |

| Q) Do you give group, or
return visitor discounts? |
| A) We do not
currently offer group discounts for multiple units, but
return customers are guaranteed the same price they paid on
their first visit with us*. |

| Q) How do you handle
deposits for courtesy items? |
| A) We return
all security deposits when the items are returned in good
working condition. |

| Q) How far are you from
Toronto? |
| A) We are
200 Kilometers from Toronto, or approximately a 2 hour
drive. |
